The BedZED project is the UK's first and largest carbon-neutral eco-community.
Background & Objectives
BedZED was developed by the Peabody Trust in partnership with Bill Dunster Architects and BioRegional Development Group, environmental consultants and completed in 2002. BedZED is a mixed-use, mixed-tenure development that incorporates innovative approaches to energy conservation and environmental sustainability. It is built on reclaimed land owned by the London Borough of Sutton, and was sold to Peabody Trust at below market value due to the planned environmental initiatives. The site was deliberately chosen to have good public transport links including two railway stations, two bus routes and a tramlink.
In relation to transport the aims of the development are to achieve a
- A 50% reduction in fossil-fuel consumption by private car use over the next ten years compared with a conventional developments
- A 10-year target to produce enough electricity from photovoltaic panels (which convert sunlight into energy) to power 40 electric vehicles.
To achieve these aims a Green Transport plan was developed, which includes
- A 'pedestrian first' policy with good lighting, drop kerbs for prams and wheelchairs and a road layout that keeps vehicles to walking speed
- On-site charging points for electric cars and a free public electric vehicle charging point in the nearby Sutton town centre. For owners of electric vehicles energy and parking will be free of charge >
- An onsite Car Club called 'ZEDcars'. Users pay by the hour and by the mile, aimed at encouraging residents to use other modes (walk, cycle, PT) for most journeys, although still have access to a car for journeys that require one
- Limited car parking spaces within the development to discourage car ownership
- Provision of on-site facilities (including social facilities and childcare amenities) and encouragement of home working and online shopping by residents to minimise travel to/from the development
- A survey of BedZed residents in August 2003 found an average mileage of 2,061 miles/year, 35% of the local average.
- The environmental savings from the Green transport plan have been estimated at 1.3 tonnes of CO2 per resident per year.
A full evaluation of the transport impact are planned in 2008.

BedZED claims to be the UK’s largest sustainable community. Built in 2002, it has 100 homes designed to provide ordinary people with a high quality of life while living within their share of the earth’s resources.

5 In a BedZED home energy use for heating and hot water is reduced 81% by simple things like south-facing windows and triple glazing. Electricity consumption is reduced 45% by low-energy lighting and appliances
6 BedZED walls are thicker than average, with insulation between the bricks to prevent energy loss. The building materials have used less energy to make and, where possible, are locally produced
7 A combined heat and power plant was designed to burn BedZED waste to produce hot water and electricity. But technical and commercial difficulties mean the system is not in operation and will be replaced. Effluent from the buildings is treated on site and the water is used for flushing toilets

A distinctive feature of the buildings is the wind cowls on the roofs. These cowls ventilate the houses and recover heat from the air coming out. The roofs are covered by solar panels (to generate electricity) and plants (for insulation and a habitat for wildlife)
9 People separate their waste in their kitchens to make recycling and composting easier. Sixty per cent of waste is recycled, three times the UK average. Residents encourage each other to recycle
